Project Violet.
Bootle, 2022.
This 3-bed end-terrace is in a popular part of Bootle. As you can see from the photos to the right it was definitely in need of some TLC.
The refurbishment works were relatively straight-forward as we didn’t make any changes to the layout. We plastered throughout, redecorated and put in a new kitchen and bathroom.
No refurbishment is ever without issue though. We had a burst water main during a particularly cold snap and some unwanted rodent visitors during the building works. Thankfully, we were able to persuade our uninvited tenants to move on and the leak came at a good time for the builders to fix - better then than when we had finished the works!
For a brief moment I contemplated keeping the lovely green paint on the front of the house (surely green walls will come back into fashion at some point?!) but decided to play it safe and modernise the look for a bit of kerb appeal.
As soon as it hit the rental market we were inundated with enquiries so we had the pick of tenants. Those we chose have stayed since so it’s been a nice addition to the portfolio.
